Hello friends, I bought a 100 year old +/- house from an estate that the upstairs was converted to an apartment in the 50's or 60's. It's located in Saint Louis Michigan. The downstairs was renovated, new water heater, furnace, all drain lines and plumbing. The upstairs hasn't been lived in for 30 plus years and needs everything. There are no internal furnace air ducts i found, only a big staircase going upstairs, which was blocked off from the downstairs, and has its own front entry door. Its running below freezing outside about 10 degrees f., but it stays about 55 degrees upstairs. I bought a new Goodman furnace with central air to install upstairs and I'm putting defused registers in the celling blowing down. I also bought a gas tankless hot water heater for up there. The 4" iron sewer pipe going from the basement floor to upstairs leaks but don't stink due to no use and downstairs has a separate sewer pipe that's been all updated with PVC. I have chopped down this sewer pipe to about 6" above ground and going with PVC all the way. I bought a new toilet, shower stall, vanity, etc and am planning on installing it all in the kitchen, which is huge, vs the bathroom which is to small. I will have to add a wall or two. The house has a Michigan basement.
I have watched many You Tube videos and am picking up good information.
My goal is to do most everything myself, to code for reasons! (same as the tools I built, has to pass OSHA safety inspection)
The picture of the upstairs bathroom tells the story on why it needs to be re-located and upgraded. (the toilet is behind that small vanity) The pic of the kitchen shows how big it is, the bathroom door is just past the oven. I am envisioning the bathroom will be where the oven is, the former bath will be a utility room, good place for the tankless water heater also. Notice the big space heater? that's got to go also.
I already have questions, not on how anything works, but questions like: am I doing this to code?
At this point, I'm not sure I want the upstairs to be an apartment or if I want to convert it back to a single family home. This is my second house, but I have 3 sons, so do I have one to many houses or am I one short? Any thoughts on that is appreciated.
